Future Resident Checklist
The following items will give you a better understanding of the steps necessary to rent a home through Connection Property Management.
Application Process: We process applications as quickly as possible, generally within one to four business days. To avoid unnecessary delays, please fill out all paperwork as completely and accurately as possible and submit all necessary documentation with your application.
As a rule, we require the following documents:
— The completed, signed application or electronic application
— Two most recent pay stubs or your most recent tax return (as proof of income)
— Valid photo driver’s license, photo non-driver’s license or U.S. passport (for individual identification purposes). ID must be provided for all adults who will be living in the premises. If you do not have any of these forms of identification, please contact us to determine legally acceptable alternate forms of identification.
Proof of income is very important in the decision-making process. If you do not include recent pay stubs or tax returns, the time it takes to review your application will be slower. You can help make the application process smoother by fully completing the tenant application, assuring that the information provided is correct and submitting all necessary documentation with your application.

Application Fee: There is a one-time, non-refundable application fee of $40 for each applicant age 18 or older. This fee is payable by check, money order, debit card or major credit card. We do not accept payment by cash.
Viewing the Property: To view a property, please call our office to schedule an appointment. Please note that some homeowners require that we receive a completed tenant application before we can show their properties. Homeowners also may require 24-hour notice to show a home. Connection Property Management always does its best to accommodate scheduling for everyone involved.
Income: Prospective tenants must be able to prove all sources of income. Please remember to include ancillary sources of income, such as child support, alimony, disability income, assistance income, workers compensation, investment income, etc. Please be sure to include proof of income with your application (for example, two most-recent pay stubs).
Credit: Credit is one of the factors we use to determine an applicant’s acceptance, but bad credit alone may not cause your application to be denied. If you are uncertain of your credit score, please contact one of the nationwide credit reporting companies for a free annual copy of your credit report.
Pets:Pet policies are determined by property owners. We do our best to list pet restrictions on the website of each individual property. If you are looking for a property that accepts pets, please contact us if you have questions about the information listed on the property website.
Important: If you are applying to lease a property that allows dogs, please note that Connection Property Management requires dog owners to carry renter’s insurance that covers their specific pet. If you cannot obtain insurance coverage because of your dog’s history or breed or for any other reason, then we will be unable to rent a property to you, regardless of the owners’ pet policy. This requirement will not be waived or amended for any reason.
Prior Rental History: Your rental history is a crucial part of your tenant application. As such, we may contact your current and previous landlords. We also will check court records for any landlord/tenant issues in which you may have been involved. Your prior rental history is the most important part of your application, so please provide as much information as possible.
Number of Residents: Most municipalities have established standard guidelines that allow for two occupants per bedroom. Some property owners, however, may have different occupancy restrictions that will apply as long as those restrictions meet fair housing standards. Please note: Some properties, such as homes located in retirement communities, may have age restrictions and/or other limitations that affect occupancy.
Final Approval and Leasing: As soon as a tenant’s application has been approved, Connection property Management will provide the tenant with a lease for the property. Once the tenant signs and returns the lease and pays the required security deposit, the property will be taken off the market.
